Due diligence is recommended to ensure there will be no restrictions for your intended use of the building or significant improvements required such as site improvements and ADA requirements in the building.
Please be advised that changes to the building to suit your use may require significant upgrades to the building. Consultation with a local construction code official is recommended to understand any compliance issues.
The property is a mixed use property including residential and commercial uses. Perform all due diligence required to ensure you will be able to use the property for your intended purposes. Although the building inspected may be allowed to be used for multiple tenants at this time, it would be constructed differently if built today incorporating safety and fire protection not present at the time of inspection. Safety and fire issues in this building consists of but are not limited to poor fire/draft protection between units, egress issues with windows/doors, hazardous stair construction, and missing safety glass. It is recommended to consult a licensed and qualified architect to inspect and determine the necessary upgrades to the building for safety reasons.
